TENANT FINDER SERVICE

RENT COLLECTION SERVICE

FULLY MANAGED

£500

8% of monthly rental income*

10% of monthly rental income*

Discount on all Internal Maintenance/Building works associated with the managed property

Agree the rental value with comparable evidence and market in accordance with the landlord Guidelines

Provide guidance on compliance with statutory provisions and letting consents

Carry out accompanied viewings, offer videos and virtual viewings

Find suitable tenant(s), proceed to reference tenant(s) and/or guarantor(s) if required

Negotiating tenancy and preparing and signing of AST Agreement

Collecting security deposit and initial months rent

Provide tenants with method of payment

Issue Tenancy Agreement, Inventory, Licence and copy of any required certificates to landlord *

Advice on refurbishment requirements in line with the decent homes legislation and to boost value

Lodge security deposit with relevant UK Government approved deposit scheme

Negotiating renewals *

Pursue non payment of rent and provide advice on arrears actions

One property inspection at 6 months and every 12 months thereafter and provide report to landlord

Arrange and carry out routine repairs, agreeing quotes/price before commencement of any works

Hold keys throughout the tenancy term
